1.You need representation.
We will be your representation. The agent onsite represents the seller, who pays their salary and bonuses. Therefore, the onsite agent often will have their employer’s best interest at heart. If you were charged with a crime you did not commit, would you represent yourself? If the answer is No, then you shouldn’t when it comes to one of your largest investments and a life changing decision.
Often times, the builder’s agent will try to force you to use their preferred vendors with little to no compensation. When represented by us as your buyer’s agent, our fiduciary duty and commitment to you as our client will give you leverage in these situations. The compensation doesn’t have to be monetary. It could be but not limited to upgrades and various warranties etc. We will get things in writing for you so there is no miscommunication or false promises.
2. Release the Limitations.
In many cases, onsite agents can only sell the builder’s neighborhood. We can help you compare resales to the new construction so you know that you are getting the best deal on the market.
3. Be there when you can’t.
We will be your eyes and ears throughout the process by occasionally visiting the property. We can capture different stages of the construction phase via pictures, update you on any progress and help avoid delays.
